he probably has his finger on house prices more than anyone else here in washington. i am going to say a few words. we will have some discussion and then go to the audience. it was a close election. we kept saying that. the president wins. it was relatively close. there were some gains in congress for the president's party. some surprising ones in the senate and a few in the house. in many ways, it looks a lot like 2004 where president bush was reelected and gained a few seats in both houses. a relatively close election. all of the votes are not in yet. i think by the time we report all the votes, the president's margin is going to grow and i think we will end up with a margin between obama and romney of about 3.5%. not as close as what we have been talking about for a good deal of the election. i know a lot of people have talked about nate silver and people modeling polls. i am a political scientist and sometimes critical of some of their models. they tried to predict what happens in the elections. they try to have some simple components. how we have been improving o
